How much is the security deposit?
There is no statutory regulation about the amount of deposit. The owners can decide between 3-6 times the monthly rental fee, however usually the deposit amounts 3 months rental fee.
How much is the VAT on my apartment?
The VAT is 10% on rent for accommodation and for residential purpose house maintenance costs.

How long is the rental period?
On the Austrian Real Estate Market the lease contracts can be limited (4-10 years) and unlimited. According to the legislations the lease contracts can be terminated after 12 months with a 3 months’ notice.
In case of clients from multinational companies, embassies or international organizations we usually recommend to include a so called company/diplomatic clause which allows to terminate the lease contract within the first 12 months in case of a relocation because of provable professional reasons.
What expenses are covered by the owner?
The owner is responsible for serious damages to the structure of the property (roof, outside windows, pipes etc.). Tenants are generally responsible for the maintenance of the property and furnishings, which includes repair and replacement of appliances.
What are the best districts for a family moving to Vienna?
For families with school aged children, the major international schools and expat communities are in districts 18, 19 and 22. While central districts are primarily composed of apartments, the 18th, 19th and 22nd districts offer single-family homes, parks and green areas.
